Radon mitigation involves piping and a fan creating a by-pass for the radon from the soil to the atmosphere so it does not concentrate in the house. If there is a perimeter drain tile around the foundation either inside or outside, we try to draw air from the tile either directly with a hole through the floor or via a sealed lid on the sump pit. If there is no tile, we use augers at the suction point to increase soil surface area in the suction pit below the floor. In our part of the country, making an efficient suction point like we do is by far the most important factor in providing an efficient system.
The fan needs to be outside of living area, so the system either routes through the garage with the fan in the garage attic and terminating through the roof looking like a plumbing vent or the system routes to the outside where the fan is located. Outside systems can run straight vertical through the overhang and roof for a cleaner look or they can transition to downspout pipe that matches existing downspout piping so it is not as noticeable. We try to visit the house before preparing the proposal to design the best system for the house. As well as reducing radon, the systems also reduce moisture in the basement by drying out the soil just under the floor.
